Stress-test assumptions: rent growth, vacancy, operating expense inflation, capital expenditure reserves, and exit cap rate. Conduct due diligence: lease audits, physical inspections, environmental (Phase I), zoning verification, title review, and insurance assessment. For institutional investors, prepare investment committee memos with risk-adjusted return analysis and comparisons to alternative deployments.

Manage a portfolio of properties: track individual asset performance against acquisition underwriting, conduct annual hold/sell/refinance analysis, optimize capital allocation across properties and markets, and report to investors (quarterly reports, K-1 preparation, waterfall calculations). Model portfolio-level metrics: diversification by geography, property type, lease expiration schedule, and tenant concentration. For REITs, manage FFO/AFFO reporting, dividend coverage, and SEC compliance.
